King Kalakaua Plaza

The project transformed the former "Nike Town" building into a Marriott Timeshare. The original structure included a two-story underground basement parking and a four-story commercial space. Redevelopment of the property included demolishing the interior and exterior finishes along with partial demolition of the upper floors. Four new floors were added, resulting in an eight-story mixed-use property. The finished space includes two retail levels, 110 timeshare villas, a sales center, a pool, and a commercial kitchen.

Amazon Delivery Station W/ Multi-level Garage

Amazon, the world's largest online retailer and a global leader in providing cloud services, debuted a new, state-of-the art delivery station, DHI2, on Oahu in 2024. Situated on a 14.5-acre, central site on Sand Island, the station offers the latest technology and facilities to improve local deliveries by providing quicker delivery times and increased tracking. Additionally, it plays a vital role in providing for Hawaii's economy by offering hundreds of new jobs for the people.

Rehabilitation of Kalakaua Avenue Bridge #285 and Roadway

Kalakaua Avenue Bridge is a major historic thoroughfare utilized by locals and tourists alike, connecting the Ala Moana area to the heart of Waikiki.  Over the years, the structural integrity of the bridge had exceedingly deteriorated, and was in dire need of repairs. Work involved various bridge spall/crack repairs, sidewalk reconstruction & filling the void at the north downstream wingwall, all while preserving the historic architectural elements of the structure.

Repair 24-Inch Underwater Waterline Crossing, Ford Island to Landing C

Hawaii Harbors Constructors JV, a joint venture between lead managing partner Healy Tibbitts Builders and Hawaiian Dredging Construction Company, successfully completed the Repair 24" Underwater Waterline Crossing from Ford Island to Landing C Project to provide a vital link for the Pearl Harbor water distribution system. The project included removal and replacement of 3,400 ft of 24" fusible PVC pipe below the harbor using Horizontal Directional Drilling equipment.  Healy Tibbitt's innovation overcame many challenges to reestablish this vital water transmission pipeline to provide potable water to the Pearl Harbor Shipyard.

Federal Construction

FY21 Repair Buildings 2075 and 2076, Schofield Barracks

Schofield Repair Buildings 2075 and 2076 is a renovation of two 5-story residential buildings. The renovation converts 180-single units into 2-bedroom units with upgraded finishes and efficient bathrooms and kitchen facilities. Each building required heavy coordination to successfully orchestrate the upgrades to meet multiple stake holders expectations as well as finesse the relocation of MEP and telecom systems with surgical precision. The team successfully received the highest CPAR rankings in safety, quality and construction management.

Repair Water Reclamation Facility Secondary Clarifier

Hensel Phelps completed an $8.5 million Design-Bid-Build project for NAVFAC Hawaii, upgrading the Marine Corps Base Hawaii's Water Reclamation Facility (WRF) Secondary Clarifier in Kaneohe. The 25,000-square-foot repair project included replacing sludge collection and scum skimmer mechanisms, valves and pipes, along with lead paint remediation, floor grout replacement and tank coating. Temporary modifications to chlorine contact tanks and effluent filter systems ensured operational continuity during construction.

Maunakea Tower Renovation

Maunakea Tower, a 32-story affordable housing high-rise in Honolulu's Chinatown, has reopened following a comprehensive renovation. The project modernized 379 units with new fire sprinklers, appliances, plumbing, fixtures, flooring, windows, and updated elevators. Common areas were enhanced, and new amenities like a classroom and exercise room were added. The building continues to house over 600 residents, including 408 kupuna, under a renewed Section 8 contract, ensuring long-term affordability and housing stability for the community.

Kaanapali Golf Course Bridge Repairs

Stretching along the West Maui coast, the Kaanapali Golf Course in Lahaina required extensive repair work on five (5) bridges located throughout the 18-hole course. Four (4) Kaanapali bridges needed concrete spall repairs and one bridge required a complete demolition and replacement of the infrastructure due to age and erosion. In 10 months, Nordic PCL Construction successfully repaired and replaced the bridges with minimal disruption to the Kaanapali Golf Course's operations.

Maui Memorial Medical Center Heart, Brain, Vascular Room #2

Arita Poulson General Contracting renovated a fully functioning operating room at Maui Memorial Medical Center to support advanced heart and brain procedures. Working next to active surgery areas, the team maintained patient safety and hospital operations without disruption. This project is the first of three operating room upgrades, bringing state-of-the-art medical capabilities to the Maui community while supporting local subcontractors and delivering high-quality construction under complex, time-sensitive conditions.

Honolulu Harbor Phase IV Maintenance Dredging

Healy Tibbitts successfully completed the Honolulu Harbor Phase IV Maintenance Dredging project for the Army Corps of Engineers (ACOE) to restore the vital inner harbor navigation turning basin to its designed depth.  Healy Tibbitts' innovation overcame many challenges of dredging in Honolulu Harbor and transporting, offloading and drying dredge material at Kalaeloa Harbor to safely restore the design depth and provide safe access to Honolulu Harbor port facilities for future vessel traffic.

Sustainable / Green Construction

Hōkūao

Lanai's first major housing initiative in more than 30 years, the Hokuao development aims to address the island's pressing housing shortage. Developed on 76 acres of former pineapple fields, the project consists of 150 rental homes – 76 affordable units designated for residents earning between 80% and 140% of the area median income and 74 at market rate. All units are fully furnished two-bedroom, two-bath homes with provisions for pets and other common household needs.

The Residences at Makena Golf and Beach Club

The Residences at Makena Golf and Beach Resort is an exclusive residential development located in Maui. The project consists of 22 structures, totaling 58 luxury oceanfront homes, integrated with the natural landscape, providing extensive views of the Pacific Ocean, Molokini Crater, and Haleakala Volcano. The design incorporates both modern architecture and traditional Hawaiian elements to create unique living environments. The homes at Makena Golf and Beach resort are designed to promote face to face interactions.

Manoa Marketplace Renovation

Showcasing a successful integration of sustainable design and urban revitalization, Honolulu Builders renovated the exterior of the 143,000 SF Manoa Marketplace with zero closures or utility disruptions. Self-performed critical scopes of work included the entire façade system, railings, and energy-efficient lighting. Enhanced pedestrian walkways and infrastructure improvements revitalized the site, reinforcing its role as a vibrant community hub.

Hawaii Pacific University Science Hall

Hawaii Pacific University's Science Hall involved the major renovation of a historic downtown building from its previous use as a retail/office space into a laboratory and teaching facility for the University. The renovation required selective structural demolition and a complete overhaul of utilities and finishes, including new laboratory equipment for the classrooms and a completely redesigned heating, ventilation, and air conditioning system to support the facility's unique needs.

Women's Community Correctional Center New Housing and Related Improvements

Located at the entry to Kailuatown, this project at the Women's Community Correctional Center delivered three new buildings totaling over 56,000 square feet to improve safety, operations, and services within an active facility. The new housing, visitation, intake, and staff buildings provide essential spaces for inmates, staff, and visitors. Exterior upgrades included new roads, expanded parking, walkways, and secure gated entrances—enhancing both function and security for the entire correctional campus.

Amazon Last-Mile Distribution Center

Amazon's new Last-Mile Distribution Center in Oahu's port district spans 750,000+ square feet, featuring a first-floor delivery station and two upper levels with 700 parking stalls. The facility efficiently receives, sorts, and loads packages for final delivery, supporting 500 employees and 250 truck drivers. Purpose-built for Oahu’s limited space and urban logistics needs, it maximizes vertical space and streamlines e-commerce delivery, providing reliable service and economic benefits to the island community.
